Can I do anything before the assessment to to increase my rating?
Yes, steps can be taken to ensure your property achieves the highest possible rating in its current condition.
To ensure the report is as accurate as possible, follow the tips below:
Wall Insulation
Has the property had cavity wall insulation?
In most cases, visible markings on the external walls will confirm the work has been carried out.
If markings aren't visible, check if you have a CIGA Guarantee (Cavity Wall Insulation Guarantee).
Solar Panels
If you’ve had solar panels installed, please have the MCS certificate available.
Using data from the MCS certificate achieves a higher overall energy rating than entering the panels manually.
Window Glazing
Double glazing scores higher if installed post-2003.
Post-2003 units often have the date stamped on the glazing.
If not, please have paperwork available which shows the installation date.
Boiler (Make & Model)
The exact make and model of the boiler can be selected from a database in the EPC software.
If the make and model isn’t visible on the boiler itself, please obtain any documents which confirm the make and model.
Loft Insulation
If the loft is boarded but there is insulation underneath, please ensure there is an area where the insulation below is visible.
If not, please obtain an install certificate.
Floor Insulation
Please ensure there is access for our assessors to take a photograph of the insulation.
If access isn't possible, please obtain an install certificate or find photographs taken when the insulation was fitted.
Extension
If an extension was built in the last 20-30 years, the software will assume the walls/floor/loft are insulated.
Please obtain any documents which confirm the build date of any extensions.
