Landlords, under the Approved Cope of Practice (ACOP) L8 and the Control of Substances Hazardous to Health (COSHH) Regulations, have a legal duty to control and monitor the risk of legionnaires disease within any of their rental properties.

How often does a Legionella risk assessment have to be carried out?
Properties with cold-water storage tanks should have a Legionella risk assessment carried out annually.
Properties without a tank should have it carried out every two years.
